VA Refinance Options

 

VA IRRRL (Interest Rate Reduction Refinance Loan)


The fastest way for veterans who already have a VA loan to lower their rate and payment.

  • No appraisal required in most cases, even if home value has dropped
  • Minimal documentation, no income verification in most cases
  • Closing costs and the funding fee can be rolled into the loan
  • Funding fee: 0.5% of the loan amount, flat regardless of past use, waived entirely for veterans with service-connected disability (source: VA.gov)
  • Typically closes in 15 to 30 days


To qualify, the loan must provide a real benefit, meaning your rate and payment go down, or you're moving from an ARM to fixed.

VA Rate and Term Refinance

 

For homeowners who don't already have a VA loan, or VA borrowers who need full underwriting rather than the streamline path. This converts your current FHA, USDA, or conventional loan into a VA loan, or refinances an existing VA loan, without taking any cash back.

  • Eliminates monthly PMI or FHA mortgage insurance the day you close
  • Lowers your rate or shortens your term with a fresh, fully underwritten VA loan
  • Requires a new appraisal and full income and asset verification, unlike the IRRRL
  • Must meet VA's net tangible benefit test: lower rate, shorter term, or removal of monthly mortgage insurance
  • Funding fee: 2.15% first use, 3.3% after first use, same schedule as VA cash-out refinancing, waived for veterans with service-connected disability (source: VA.gov)
  • Typically closes in 30 to 45 days due to appraisal scheduling


Choose this over an IRRRL if your current loan isn't VA. Choose it over a cash-out refinance if you don't need equity out, just better terms.

VA Cash-Out Refinance

 Available to homeowners with a VA loan OR an existing FHA, USDA, or conventional loan who want to convert to VA and pull cash out.

  • Borrow up to 100% of appraised value under VA guidelines (lender overlays may apply)
  • Consolidate high-interest debt or fund home improvements
  • The only VA refinance option that puts real equity in your hand while converting to VA and eliminating PMI/MIP
  • Funding fee: 2.15% first use, 3.3% subsequent use, waived for veterans with service-connected disability (source: VA.gov)
  • Requires full income verification and a new VA appraisal, typically closes in 30 to 45 days

FHA Refinance

For homeowners who currently have, or want, an FHA-backed loan.

  • FHA Streamline Refinance: for current FHA borrowers only. No appraisal in most cases, minimal credit review, no income verification, fastest way to lower an FHA rate.
  • FHA Rate-and-Term or Cash-Out: available if you want to pull equity out while staying in FHA, though you'll keep paying mortgage insurance premiums (MIP), unlike a VA refinance.
  • Best fit for borrowers who aren't VA-eligible or prefer to remain in the FHA program.
  • Typically closes in 20 to 40 days depending on appraisal need.


Conventional Refinance

For homeowners with strong credit and built-up equity who aren't using a VA or FHA loan.

  • Rate-and-Term Refinance: lowers your rate, adjusts your term, and removes PMI once you have enough equity, generally 20% or more.
  • Cash-Out Refinance: taps your equity for debt payoff or home projects, capped at 80% loan-to-value.
  • Requires full underwriting: appraisal, credit check, income and asset documentation.
  • Good option if you don't qualify for VA and want the widest range of lender pricing.
  • Typically closes in 30 to 45 days.

Is Refinancing Worth It? The Break-Even Math

 Say your closing costs run $3,000 and your new rate saves you $150 a month. Divide $3,000 by $150 and you get 20 months to break even. Staying in the home longer than that makes the refinance worth it. Selling sooner, it probably isn't. Danny walks through this math with every client before recommending a refinance.

The Process


  1. Discovery call. Danny reviews your current loan and goals, and gives you preliminary numbers.
  2. Documentation. IRRRL needs almost nothing, just your mortgage statement and ID. Rate-and-term, cash-out, and conventional need income and asset docs (see checklist below).
  3. Rate lock and processing. Title work, payoff statement, and appraisal (if required) get ordered.
  4. Underwriting. In-house at Altitude Home Loans, no third party in the loop.
  5. Closing. Sign with a notary, often at your home. Funds after the 3-day rescission period.
